Here at Capital Street Management we offer our clients 5 Guarantees. The concept of Guarantees have been around in business for quite some time and I’m sure that we’re not the first Property Management company to offer Guarantees.
Over the years I have personally reviewed many articles and blogs in regards to Real Estate Investing. When reviewing threads and forums about problems that Rental PropertyOwners have had with the property management companies that they hired their had always seemed to be a common trend. From my understanding, a lot of those owners were left with a feeling that their property management companies didn’t have their best interest at heart. Or, that they as owners were left fielding losses while their property management company went unbothered.
As the owner of a Property Management company this was something that I felt that I needed to address. To show just how aligned our business is here at Capital Street Management is with our owner clients we implemented these 5 Guarantees:
If we place a tenant in your apartment and that tenant needs to be evicted within the first 24-months. We will place a new tenant with no charge.
If you are not satisfied with our service, you can cancel our contract at any time with 60-day notice.
No fee without payment and no fee for a vacant unit.
If an owner or tenant calls, texts or emails us, we will respond within 24 hours, or waive that month’s management fee.
If we don’t mail or wire your monthly proceeds within 5 days of receiving good rent funds, we waive that month’s management fee.
As you can see, at just about any point where our Owner clients might field a loss, as their management company we’ll experience the same. Of course our goal is to mitigate those losses but if they do come up, our clients won’t have to question if we’re on the same page as them or not.
